Shimbashi has a Hibiya-guchi and a Karasumori-guchi. Ginza has a 3-chome and a 7-chome. Ofuna has a Kasama-guchi and an east exit. Nagoya Station has a Sakura-dori-guchi and a Shinkansen-guchi. These are not branding variations. They are different buildings on different sides of large stations, and standing at the wrong one with two suitcases at the end of a travel day is a specific, avoidable kind of bad.

A railway company that also runs hotels
Sotetsu Hotels is the hotel business of the Sagami Railway group, and that lineage explains the shape of the chain more than any brand statement does. The hotels are organized around stations, and the naming convention makes that literal: a large number of these properties carry a station name, and several carry a specific station exit.
The business hotel format, stated plainly
If you have not stayed in a Japanese business hotel, calibrate now rather than at check-in. The rooms are compact. The value proposition is position, cleanliness and predictability — not space, and not the lobby. This is the same category as the chains covered in our Tokyo budget hotel guide, and it sits a clear step above the capsule hotel format in privacy and a clear step below a Western mid-range hotel in floor area.
Where they are
The official selector runs from Sapporo Susukino in the north to Kumamoto in the south, with the density concentrated in Tokyo. There are properties in Sendai, Chiba, Yokohama, Kawasaki, Kamakura, Fujisawa, Nagano, Ueda, Niigata, Nagoya, Kyoto, Osaka, Kobe and Hiroshima. It is a national chain with a Tokyo center of gravity.

The seven pairs, named
Taken directly from the official hotel list. Shimbashi: Hibiya-guchi and Karasumori-guchi. Ginza: 3-chome and 7-chome. Nihonbashi: Ningyocho and Kayabacho. Hamamatsucho and Daimon: Hamamatsucho Daimon and Daimon Ekimae, which are two names for what is effectively the same interchange. Kanda: Tokyo Kanda and Kanda Otemachi. Ofuna: Kasama-guchi and East Exit. Nagoya Station: Sakura-dori-guchi and Shinkansen-guchi.
And two places with three
Yokohama has Yokohama Station East Exit, Yokohama Sakuragicho and Yokohama Totsuka. Kyoto has Shijo Karasuma, Kiyomizu Gojo and Kyoto Station Hachijo Exit. Those three are far enough apart that the risk is less about exits and more about ending up on the wrong side of the city for what you planned to do.
Why the exit matters more in Japan than you expect
Large Japanese stations are not single points. Nagoya Station’s Shinkansen side and its Sakura-dori side are a substantial walk apart through a building, and the walk is worse with luggage and worse again if you have to find the through-route first. When a chain puts the exit in the hotel name, it is telling you the exit is part of the address. Read it as part of the address.
The practical check before you confirm
Two things, and they take twenty seconds. First, does the hotel name on your booking include an exit or a district? If it does, look up which side of the station that is relative to where you are arriving from. Second, screenshot the Japanese name. At the station, the sign you are looking for will be in Japanese, and a screenshot beats a transliteration you are trying to reconstruct from memory.
Fresa Inn vs Grand Fresa: not the same brand
Four against forty-two
The official selector lists 4 Sotetsu Grand Fresa properties against 42 Fresa Inn: Takadanobaba, Tokyo Bay Ariake, Osaka Namba and Kumamoto. They are listed as separate names in the same dropdown, which means they are separate brands rather than a grade applied to the same hotel.
Why this is a real booking risk rather than a technicality
Because a loose search for the chain name returns both, and the names differ by one word in the middle. If you are booking through a third party, in English, at speed, the two are easy to conflate. The consequence is not a disaster — it is a different hotel in a different place at a different price, which is exactly the kind of error that only surfaces on the day.
The other two brands in the same list
The selector also contains THE POCKET HOTEL, with two Kyoto properties, and Hotel Sunroute, with a Shinjuku and a Niigata property. Four brands sharing one booking interface is the underlying reason this chain rewards reading the full name.
What a Sotetsu Fresa Inn room is like to stay in
Photographs on booking sites are shot wide. This is a nine-minute walk-through of an actual double room at the Daimon branch, plus the breakfast, filmed by a Japanese guest — it carries English subtitles, and it will tell you more about the real floor space and where your suitcase has to go than any listing photo.
What we are not going to tell you
Room sizes and nightly rates, because the official material we read does not state them and both vary by property and date. A specific square-meter figure for a chain with 42 properties would be a made-up number wearing a uniform. Check the individual hotel page for the one you are booking.
What the chain is optimizing for
Turnaround and position. That is what a business hotel is, and the member benefit list is the clearest evidence of it: the headline perk is not a bigger room or a free breakfast, it is a longer stay window. A chain that competes on hours rather than square meters is telling you what it thinks its guests actually want.
Renovation, which cuts both ways
The official site notes that Sotetsu Grand Fresa Osaka Namba has been under renovation since November 2025, with the new spaces being revealed progressively. There is also a feature covering properties whose renovations completed in 2025. If you are booking a specific property for late 2026, it is worth checking whether it is one of the finished ones or one still in progress.
The new one
Sotetsu Fresa Inn Kitakami Ekimae opens on October 1, 2026, with an opening commemorative plan already on sale. Kitakami is in Iwate, on the Tohoku Shinkansen, which continues the pattern of this chain planting itself directly at stations.
Booking a Fresa Inn: the 22-hour stay and the member rate
Membership is free, and that changes the arithmetic
Sotetsu Hotels Club costs nothing to join, and the official site lists three benefits that apply to bookings made through its own app: up to 15% off compared with the standard rate, the extended stay window, and a stamp per night with 10 stamps converting to a 5,000 yen coupon. Individual hotels layer their own benefits on top.
The 22-hour window, and when it actually matters
Check-in from 14:00, checkout at 12:00 the next day. On a normal night that is a nice-to-have. On two specific nights it is worth real money. The first is your arrival day, when a long-haul flight lands in the morning and every hour before you can lie down is an hour of suffering. The second is your departure day, when a late flight means the alternative is dragging luggage around from 10:00.
The number that does not reconcile, and we are saying so
One honest caveat about the counts on this page. The hotel selector we counted lists 50 properties. A promotional page on the same official site describes a members’ sale with 65 group hotels taking part, calling it the most ever. Those two numbers do not fit together. We do not know which is the fuller picture, so we are giving you both rather than presenting one as the total. If the exact count matters to you, treat the selector as a minimum.
Where a Fresa Inn makes sense, and where it does not
It makes sense when position is the whole point
Short city stays, business trips, a night before an early Shinkansen, or the arrival and departure ends of a longer trip. The chain’s Tokyo density means you can usually find one within a few minutes of wherever your day actually starts, and the station-exit naming means the last leg of getting there is short once you have booked correctly.
It does not when you need the room to be somewhere you spend time
Families, longer stays, or anyone who wants the hotel to be part of the experience rather than a place to sleep. A business hotel room is not where you spend a rainy afternoon. If that is a risk in your plan, a larger room somewhere less central is usually the better trade — and if you want the opposite extreme of the same logic, a themed or view-led hotel like the ones covered in our Hotel Gracery guide is a different proposition entirely.
How it compares with the other big chains
The Japanese business hotel market is crowded and the differences between chains are smaller than the marketing suggests.
