Tokyu Stay is the chain people book when they want to do laundry in the room. Its FAQ lists a washer-dryer, a microwave and a kitchenette as equipment in some rooms, which is why it turns up in every “long stay in Tokyo” thread. The same FAQ has the rules those threads skip: a cancellation ladder of 50, 80 and 100 percent, a phone call required for arrivals after 22:00, a free bed-share for preschoolers only, and a resale plan that lets members sell a non-refundable night to each other, sold only on the Japanese site.
Everything below is the chain-wide standard from the official English FAQ. Individual hotels differ in room types, cribs and restaurants, and the FAQ says so each time; where it does, we say “ask the property” rather than guess. Room rates are not here.

What is Tokyu Stay, and which rooms have the washing machine?
Tokyu Stay is the hotel arm of Tokyu Resorts & Stays, concentrated in Tokyo with branches in Sapporo, Kanazawa, Kyoto, Osaka, Fukuoka, Hida-Takayama, Hakodate and Okinawa named in the FAQ. Its pitch is a business hotel built for stays of a week rather than a night, and the equipment list is where that shows.
What is in every room?
The FAQ’s standard list: internet by cable and Wi-Fi, a smart TV, a separate air conditioner, a refrigerator, an electric kettle, a humidifier-air purifier, a safe, a phone for internal calls, hangers, slippers including disposable ones, a shoehorn, shoe-polish sheets and a washlet toilet. Every room also has a ReFa hair dryer and a ReFa fine-bubble shower head, and ReFa curling and straightening irons can be borrowed in limited numbers. Towels, bath mat, ReFa-branded shampoo, treatment and body wash, toothbrush sets and nightwear are supplied.
Which rooms have the washer-dryer, microwave and kitchen?
The FAQ says “some rooms” include a washer-dryer combo, a microwave, a kitchenette with induction hobs and a trouser press. It does not say which hotels or which room types, so the safe way to book is to pick a room whose name or description lists the washer on the booking page. Which hotels have rooms for three people?
Two kinds. Triple rooms with three beds exist at Shibuya, Monzen-nakacho and Yotsuya. Twin rooms with an extra bed exist at Kamata, Meguro-Yutenji, Nihombashi, Yoga, Gotanda, Suidobashi, Nishi-shinjuku, HANARE by Tokyu Stay, Kyoto Sakaiza, Sapporo, Sapporo-Odori, Fukuoka-Tenjin, Kanazawa, Okinawa-Naha, Osaka-Hommachi and Hida-Takayama Musubi no Yu. The FAQ asks you to contact the hotel directly for these rooms rather than assume the website will offer them.
Is the whole hotel non-smoking?
Yes: every building and every room, with smoking booths in the common areas. The FAQ adds that some branches are still being converted and links a schedule, which is worth a look if a smoke-free floor matters to you.
Check-in after 22:00: the rule that cancels rooms
What time can I check in?
Any time after 15:00; checkout is by 11:00. The desk is staffed around the clock.
What if my flight lands late?
This is the rule to know. If you will arrive after 22:00, phone the hotel. If the hotel has not heard from you by midnight, the room may be canceled. A late Haneda or Narita arrival plus the train can easily pass 22:00, so send the message before you board.
Can I check in with a QR code?
Yes. Members find the code in their reservation history on My Page and hold it to the terminal at the desk. Non-members and guests who booked through another site use the link in the confirmation e-mail; the FAQ warns that some third-party sites do not issue a QR code at all. A printed code works.
Can I extend checkout?
Yes, for a fee the FAQ does not put a number on, by asking the desk in advance, and only if the hotel is not full. If you need a guaranteed late departure, this chain does not promise one.
What do children cost at Tokyu Stay?

How is this different from Dormy Inn?
Tokyu Stay charges nothing for a preschooler in your bed and lets each adult bring one; Dormy Inn charges 3,000 yen from age 3. Can two adults and two children share one room?
Under the rule, yes if both children are preschool age, one in each adult’s bed. Once a child is in elementary school they need their own place to sleep and their own adult fare, which means a triple room or an extra-bed twin at one of the hotels listed above.

How far ahead can I book?
Twelve months, counting the current month as the first. There is no waiting list for full dates; the FAQ points you to the app, the website or the phone for vacancies. Different plans or room types must be booked separately, and a phone booking does not appear in the app.
Where do I change a booking?
On My Page if you are a member, or through the link in the confirmation e-mail if not, for bookings made on or after May 9, 2022. If confirmation e-mails are not arriving, the sender domain to allow is smartclub.tokyu-rs.co.jp.
The resale plan: a non-refundable night you can sell
What is it?
A rate that is non-refundable under any circumstances but can be officially resold to another SMART CLUB member through the chain’s own resale service. After a sale no name change is needed; whoever holds the voucher checks in. It is the closest thing in Japanese hotels to a transferable ticket.
Can I buy it in English?
No. The FAQ is explicit that resale plans are only sold on the Japanese-language official site, not on the English site and not on the app. You need a free SMART CLUB account, and each purchase is one night and one room.
What are the fees?
Buying a fresh resale plan: no fee. Buying a resold voucher: a 3 percent system fee. Selling: 3 percent of the sale price, plus 20 percent of any profit over what you paid, and possibly an exchange fee when cashing proceeds to e-money. The date, room type and headcount cannot be changed after purchase; the guest name and check-in time can.
What if a typhoon stops me traveling?
The rule is still non-refundable, with a note that unavoidable circumstances are considered case by case. The FAQ’s own advice is to list the night for resale before the deadline. The QR code for a resale night appears only from 23:59 the day before check-in. Shareholder lodging vouchers cannot be used on it.
Paying, luggage and the small services
How do I pay?
In full at check-in. Cards: Visa, MasterCard, American Express, UC, TOP&CARD, JCB, UnionPay and Diners Club. Bank transfer only in advance, by asking the hotel for its account. Accommodation tax is added by region. Foreign-currency exchange machines exist at six hotels only: Sapporo, Sapporo-Odori, Shibuya, Shinjuku Eastside, Osaka-Hommachi and Mercure Tokyu Stay Osaka Namba.
Can I send a suitcase ahead?
Yes, with your name and check-in date on the slip, prepaid: the hotel refuses parcels billed to the receiver or sent cash-on-delivery, and takes no responsibility for valuables or breakables. What can I borrow?
A trouser press, a LAN cable, a phone charger, an iron with board and a DVD player, free and in limited numbers. Every hotel has vending machines. Paid laundry service exists except at Kanazawa, Hida-Takayama Musubi no Yu and Hakodate-Asaichi Akari no Yu. Some branches have a restaurant; none has a meeting room.
Do I need the membership?
No, but it is free, has no age limit and needs an e-mail address. It unlocks My Page, QR check-in from the app and the resale service. Six wrong passwords lock the account for an hour, and resetting the password does not unlock it. The app is in Japanese and English and follows your device language.
Who Tokyu Stay is for
A week or more in one city, a family with children under six, or anyone who would rather wash clothes in the room than find a laundromat. For a one-night stopover its rules are no better than a standard business hotel, and the late-arrival phone call is one more thing to remember. Book a room whose description names the washer-dryer; bring preschoolers free, one per adult; expect to pay 50, 80 or 100 percent if you cancel inside two days; and phone the hotel if you land after 22:00, because silence past midnight can cost you the room. The resale plan exists but only in Japanese.
