Maihama View Hotel by HULIC is the hotel most travelers still know as Tokyo Bay Maihama Hotel: the official Tokyo Disney Resort hotel with the 11-story atrium on the bay side of Maihama, a Resort Cruiser stop away from Bayside Station. The name has changed; the rules are the ones that matter when you book: check-in 15:00, checkout 12:00, cancellation at 50 percent the day before, park tickets sold only on ticket-inclusive plans, a guests-only spa from age 4, parking at 3,300 yen a night, and a station shuttle that stopped being the Disney Resort Cruiser on March 23, 2026.
Everything below is from the hotel’s official Japanese site: all 76 questions of its FAQ, read individually, and the access page. Room rates are not here; the hours, fees and rules the hotel prints are.

What is Maihama View Hotel, and which room should I book?

An official hotel of Tokyo Disney Resort on the Maihama waterfront, with rooms in two orientations: Harmony rooms face the sea and Symphony rooms face the park, and the park fireworks can be seen from some Symphony rooms but not all. The Hearth floor, the executive floor, occupies floors 10 and 11 and is booked as its own plan; standard floors cannot be chosen, only requested, and neither view can be guaranteed except on plans that say so (the 4-to-6-person connecting Harmony rooms, for instance). Twins are Hollywood twins, two beds pushed together, separable on request. Every room has a fridge without a freezer (the bell desk freezes items for you), free Wi-Fi and a LAN cable on loan, and no microwave and no room service; the shop on the first floor (8:00 to 23:00) and the bakery heat food, and the front desk does when they are closed.
Why did the name change?
The site does not say, and we do not guess. What it does say, on every page, is “Maihama View Hotel by HULIC (formerly Tokyo Bay Maihama Hotel)”, with the same address, 1-34 Maihama, Urayasu, and the same phone numbers. Booking sites and older guides that use the old name mean this building. Our Tokyo Disneyland hotels guide places the official hotels against the Disney-run ones.
Are there smoking rooms?
No. The whole building is non-smoking, with a single outdoor smoking area. Bars are also absent: the FAQ answers “no” to whether there is one in the hotel.
Check-in at 15:00, but paperwork from 6:00

Can I check in early and go to the park?
The room is yours from 15:00, but the hotel takes check-in paperwork from 6:00 on the day and holds bags at guest services from 6:00, so you can register, drop everything and head to the gates. Checkout is 12:00, an hour later than most Tokyo hotels, and some plans set other times.
What can I do at the Welcome Center?
The Tokyo Disney Resort Welcome Center, near Maihama Station, handles check-in for this hotel and takes your luggage, which is carried to the hotel free (no valuables, drinks or fragile items). It is open 8:00 to 15:00 and crowded 9:00 to 12:00. After checkout the reverse service, hotel to Welcome Center, is paid. The hotel also delivers bags to the Disney hotels inside the resort for a fee.
Can I send luggage ahead or ship it home?
Address parcels to arrive the day before with the guest’s name in katakana and the stay date. Outbound shipping is at guest services on the first floor, 7:00 to 13:00 (busy 7:00 to 9:00), by Yamato at the carrier’s rate plus a 520 yen hotel fee and materials; soft bags need a cover, sold at the counter. Our luggage forwarding guide covers the timing.
Cancellation: 50 percent the day before
| When you cancel | Fee |
|---|---|
| 2 days before or earlier | None |
| Day before | 50% |
| Day of stay | 100% |
| No-show without contact | 100% |
Official FAQ, read September 17, 2026. Restaurant bookings: same-day cancellation 100%.
What if I booked and prepaid on an overseas site?
The hotel cannot issue a receipt or Japanese-style invoice for bookings prepaid through overseas sites (it names Booking.com, Expedia, Agoda and Trip.com), because the payment is between you and the site; ask the site. For a receipt, book on the official site or a domestic site that supports the invoice system.
Can teenagers stay alone?
Guests under 18 need a signed guardian consent form for every guest, handed in at the desk; the hotel provides an English version. A group made up only of junior-high-age children or younger is not accepted (a student counts as junior high until March 31 after graduating).
Children: preschoolers share a bed free
Bed-sharing is for preschool children only, one child per bed; elementary-age children are booked as guests. The booking form separates “preschooler with meals and bedding”, “bedding only” and “bed-sharing with neither”, so choose the line that matches.
What is there for babies?
A nursing room on the second floor with a crib, air purifier, wipes and a diaper bin; accessible restrooms with changing tables on floors 1 and 2; baby food, diapers and formula sticks at the First Select shop; baby food may be brought into the restaurants and warmed. Bottles cannot be sterilized in the room; guest services on the first floor boils them for you. Babysitters can be arranged at booking. A guests-only indoor kids’ park, Umière, was advertised for a holiday week; ask whether it is open on your dates.
Can children use the spa?
From age 4, at 1,100 yen up to elementary age, with an adult (junior high or older) alongside; from elementary age the accompanying adult must be the same sex and children bathe on the men’s or women’s side. Details below.
The spa, breakfast and the park-ticket rule
What are the spa rules?
The spa is for hotel guests only, open 18:00 to 24:30 with last entry at 24:00 (hours change by season), 2,200 yen for adults of junior-high age and up and 1,100 yen for children, free for guests on the Hearth Fantasy Stay plan; treatments cost extra. No swimsuits, no re-entry, and no room slippers or pajamas on the way there. Toiletries are POLA’s Aroma Ess line.
How does breakfast work?
Two formats. The Fine Buffet at Restaurant Fine Terrace, in the atrium, runs 6:30 to 10:00 at 3,800 yen for ages 13 and over, 2,400 yen for 7 to 12, free at 6 and under, service and tax included, with no reservations or time slots, open to non-guests and to room-only guests (pay at the restaurant or charge the room). Fantasy Dining, a choose-your-main semi-buffet at the same hours, is only for guests on its dedicated plans. Breakfast cannot be swapped for lunch or dinner. Buffet items are labeled for the eight major allergens.
Can I buy park tickets or Resort Line tickets at the hotel?
Park tickets only if your plan includes the right to buy them: those guests buy at the front desk 6:00 to 20:00 or at the Welcome Center 8:00 to 15:00, cash or credit card only (no QR pay, e-money or gift cards). On days with admission limits, entry is guaranteed only on that plan; without it, and without an e-ticket, it is not. Travel vouchers cannot be exchanged for tickets, and the hotel does not sell Disney Resort Line tickets; buy them at the monorail stations. For buying ahead, see our Tokyo Disney Resort guide and the Disney Resort app page; park news is on the room TV and a board by the front desk.
Getting to the parks, the station and the car park

Is there a bus to Disneyland or DisneySea?
No direct bus. The routes are: the Disney Resort Line from Bayside Station, reached from the hotel by Resort Cruiser in 2 to 4 minutes (every 8 to 10 minutes, last bus 22:30) or an 8-minute, 450-meter walk; or on foot to Tokyo Disneyland in 13 to 18 minutes, about a kilometer via the park’s car park exit and the sidewalk to the left. The Fantasy Springs side of DisneySea is a monorail ride further.
How does the JR Maihama shuttle work?
A free shuttle runs continually between the hotel and JR Maihama Station’s south exit, about 5 minutes: leave the south ticket gate, go down the stairs on the right, pass the taxi rank and look for the blue sign for bus stop C. Strollers can be carried on but may need folding when busy; cafe and banquet guests may use it too. Since March 23, 2026 this bus is the hotel’s own design, no longer a Disney Resort Cruiser, so do not wait for the Disney bus at the station. From Tokyo Station the Keiyo or Musashino line takes about 15 minutes.
What does parking cost?
The 255-space multi-story garage is camera-based: no ticket, you enter the last four digits of your plate to pay. Guests pay 3,300 yen for one night, 4,700 for two, 6,100 for three or more, covering 0:00 on arrival day to 14:00 on departure day, then 600 yen per hour; the hotel notes the park lots charge 4,000 yen. No reservations; cars over 2.1 meters high or 1.9 wide must call ahead. Golden Week and New Year are excluded from the guest rate. Pay by cash, card or transport IC card.
How can I pay, and can I change money?
Cards (JCB, Visa, Mastercard, Amex, Diners, UC, MUFG, Nicos, UnionPay), transport IC cards and other e-money, and QR services including PayPay, Alipay and WeChat Pay, plus JCB, Visa and UC gift cards; park tickets are cash or card only. Since April 1, 2025 card payments need a PIN, not a signature. A currency-exchange machine stands beside the front desk, and the drinks machines on each floor do not take the new banknotes. Umbrellas are lent free; raincoats sell for 550 yen (children 330). Coin laundry is on the second floor. What to eat inside the parks is in our Tokyo Disney food guide.
Who Maihama View Hotel is for
Families doing the parks on a budget below the Disney hotels who want a 12:00 checkout, a free station shuttle and a bed-sharing rule for preschoolers, and drivers who accept 3,300 yen a night for a garage. Check the ticket-purchase plan if you need guaranteed entry, and bring the plate number for the car park.
(Our under-18 hotel stays comparison of 29 hotels and chains includes Maihama View Hotel, which posts an English consent form and does not accept junior-high students staying without a parent.)
(For another hotel near Maihama Station: our Hilton Tokyo Bay guide notes a free hotel shuttle bus of about 7 minutes from the station, and parking at 4,000 yen for one night for check-ins from October 1, 2026.)
