Hotel Okura Tokyo Bay (2026): Fees, Kids, Disney Perks

Guide·September 22, 2026·18 min read·Sourced & cross-checked

Hotel Okura Tokyo Bay is one of the Tokyo Disney Resort official hotels on the resort’s own hotel strip, the one facing Bayside Station on the monorail, with every room over 44 square meters and Okura’s French toast at breakfast. Its rules live in a seven-page accommodation contract and a handful of service pages rather than an FAQ, and a few of them bite: check-in 15:00, checkout at noon, cancellation fees from seven days out, a 21:00 no-show cutoff, free bed-sharing only for children under 6, a front door that locks at night, and park tickets you can only buy if you booked the right plan.

Everything below is from the hotel’s official site and its accommodation contract (English and Japanese versions, last revised December 31, 2025): the facility and service page, the access page, the official-hotel benefits page, the breakfast page and the night-locking notice. Room rates and park-ticket prices are not here.

Honto check: Every rule and figure on this page is from Hotel Okura Tokyo Bay’s official site (okuratokyobay.net) and its accommodation contract, read on September 18, 2026. Deliberately not stated: room rates and park-ticket prices; the parking fee, which the pages we read do not give; airport limousine bus times and fares, which the access page does not list; and the English contract’s bed-sharing age, which contradicts the Japanese original (we use the Japanese rule and say so).

What is Hotel Okura Tokyo Bay, and how close is it to Disney?

Bayside Station on the Disney Resort Line monorail
Bayside Station on the Disney Resort Line, about three minutes on foot from the hotel. This is the station, not the hotel itself.

An official hotel of Tokyo Disney Resort at 1-8 Maihama, on the hotel strip served by the Disney Resort Line monorail. Bayside Station is about three minutes on foot, or a free Disney Resort Cruiser shuttle ride; from there the monorail loops to Tokyo Disneyland Station and Tokyo DisneySea Station. The hotel’s own access page is blunt about the thing people assume: there is no direct bus from the hotel to either park. Our Tokyo Disney Resort guide explains the monorail and how the official, partner and good-neighbor hotel tiers differ.

What are the rooms like?

Every room is 44 square meters or larger, big for Tokyo. Western rooms are Hollywood twins with the beds side by side, which is why bed-sharing with small children works, and bathrooms are marble with a separate shower booth; there are Japanese-style rooms and junior suites as well. The lobby has a kids’ space with child-sized chairs and movies for the wait at check-in, and Wi-Fi is free throughout without a login.

Is the hotel accessible?

The service page lists what can be borrowed by advance reservation: non-slip bath mats, sliding chairs for getting into the tub, bath and shower chairs, and non-slip mats for the shower booth. Guests with hearing impairments can request, in writing, a knock sensor that flashes the room lights when the door is knocked. A multipurpose toilet with handrails and wheelchair space is on the first floor, and the hotel says all of its restaurants are wheelchair accessible. The reservations desk that handles these requests answers 9:00 to 19:00, and numbers are limited, so ask early.

What about Wi-Fi?

Free throughout the hotel including rooms, on networks named by floor (okura-tokyobay plus the floor number), with no login or authentication. The hotel is candid that it runs an ordinary firewall and does not guarantee browsing security, lends no computers and gives no connection support, so bring your own device and treat it like any open network.

Check-in at 15:00, the 21:00 rule, and staying past noon

Can I check in at the station?

Partly. At the Hotel Service Counter inside the Tokyo Disney Resort Welcome Center, next to JR Maihama Station and open 8:00 to 15:00, staying guests can complete check-in procedures, hand over luggage for free delivery to the hotel, and, on eligible plans, collect park tickets. Guests who will reach the hotel after 18:00 can even be given their room key there, though the hotel says that is not guaranteed.

What if I arrive late?

The contract lets the hotel treat a booking as canceled if you have not appeared by 21:00 on the arrival day, or two hours after an arrival time you gave, without contact. A night at the park runs later than that, so tell the hotel. The main entrance is locked from late night to early morning (a notice dated April 1, 2024); staying guests press the intercom beside the door.

Can I stay past checkout?

Checkout is noon. When the hotel permits an extension, it charges 25 percent of the day’s selling rate for up to three hours, 50 percent for up to six, and 100 percent beyond that. On consecutive nights the room is yours all day.

Cancellation: 20 percent from a week out

When you cancel (up to 14 people)Fee
7 days before to the day before20%
On the day80%
No-show100%

That is the contract’s attached table for individual bookings; the percentages apply to the basic room charge, and a 10 percent service charge sits on top of room and meal prices. Groups of 15 to 99 people also pay 10 percent from 20 days out, and groups of 100 or more pay 80 percent from 7 days out. If you shorten a stay, you pay one night’s cancellation fee regardless of how many nights you drop. A specific plan’s penalty terms, such as a non-refundable early-bird rate, override the table, so read the plan page.

Children: free under 6, and the park-ticket rule

Platform at Bayside Station with the official hotels behind

The contract allows one bed-sharing child per adult, and only children under 6; the hotel’s room page says the same thing as “preschoolers share a bed free.” The English translation of the contract adds a confusing clause that the child must not be older than 12, which the Japanese original does not contain, so plan on paying for any child of elementary-school age. Maximum occupancy is 8 per room.

What does the hotel lend for small children?

Free on request, in limited numbers: children’s pajamas in two sizes (80 to 100 cm and 120 to 140 cm), a bed guard, a crib for children under 1, a bedwetting pad, a milk warmer and a children’s toilet seat. Diaper-changing tables are in the first-floor restrooms, and the first-floor drugstore (10:00 to 22:00) sells diapers, formula and baby food. Bath chairs, non-slip mats and other bathing aids are lent by reservation for guests who need them.

How does the park-ticket purchase right work?

Official hotels can sell park tickets to their guests, but here it is tied to the plan: only guests who booked a “park ticket purchase right” plan on the hotel’s site may buy them. The right is one day of tickets per night of stay, for the number of people staying including bed-sharing preschoolers, regardless of sold-out status on the Disney website. Buy at the bell desk (6:00 to 21:00) from the day of arrival, or same-day tickets at the Welcome Center counter (8:00 to 15:00). Ticket prices are on top of the room rate; our park ticket price guide has the current tiers.

Breakfast, shopping and the spa

What is the breakfast, and what does it cost?

A Japanese and Western buffet with live cooking of Okura’s bite-sized French toast, three kinds of omelet and pho, regional dishes from around Japan, and a kids’ corner with pancakes and a chocolate pen. 4,200 yen for adults, 2,500 yen for ages 9 to 12 and 1,900 yen for ages 4 to 8. It is served at Restaurant Fontana (6:30 to 10:00) or Cafe Restaurant Terrace (6:00 to 10:00) depending on the day, and a takeaway Morning Box is sold 6:00 to 10:00 for early park entry.

Can I buy park merchandise at the hotel?

Yes. The first-floor shop Disney Fantasy, open 8:00 to 21:00, sells goods from the parks. The Relaxation Room Rikyu on the third floor offers body and foot care 20:00 to 1:00 (last entry midnight), or in your room for 500 yen extra; it is not a medical treatment. A smoking room is by the first-floor restrooms.

Can I send bags ahead, or to Haneda?

Ship luggage to the hotel in advance with your stay date and booking name (no cash-on-delivery parcels). At checkout, the bell desk (6:00 to 23:00) ships home for the carrier’s fee plus 500 yen and a box (400 to 600 yen), same-day dispatch until 13:00. The useful one for park days is hotel to Haneda: hand bags over by 10:00 and collect them at the JAL hand-baggage counter in Domestic Terminal 1’s south wing between 16:00 and 20:00, 1,500 yen per item up to 15 kg. The Welcome Center at JR Maihama delivers bags to the hotel free (8:00 to 15:00); the hotel-to-Welcome-Center service on checkout day costs 800 yen per item with pickup windows from 13:00 to 20:00.

How do I get there from the airports?

The access page says airport limousine buses run from both Haneda and Narita to the hotel but gives no fares or times, so check the bus operator. By train, reach JR Maihama Station on the Keiyo line, then the monorail to Bayside Station or the free Cruiser shuttle. Our Haneda transfer guide covers the first leg. The hotel can arrange Times car sharing, but not for international driving permit holders; the parking lot is for guests and paid, with the fee not listed on the pages we read.

Who Hotel Okura Tokyo Bay is for

Families who want a big room a monorail stop from the parks and the ticket-purchase safety net, and who are fine with buying tickets separately. Our Disney hotels comparison lines it up against the Disney-owned hotels, the Maihama View Hotel is the neighbor that changed its name in 2026, and the family hotels guide covers the in-town alternatives. If the ticket purchase right is the reason you are booking, make sure the plan name on the hotel’s own site says so; a plan booked elsewhere without that wording does not carry it.

(How this compares: our hotel breakfast prices table of 61 hotels notes that Hotel Okura Tokyo Bay charges 5,200 yen for adults on January 1, 2027 only.)

Frequently asked questions

What time is check-in and check-out at Hotel Okura Tokyo Bay?
The accommodation contract gives you the room from 15:00 to 12:00 noon the next day. Staying past noon costs 25 percent of the day’s rate for up to 3 hours, 50 percent for up to 6 hours, and 100 percent beyond that, when the hotel allows it. If you are arriving late, call: without notice, a guest who has not appeared by 21:00 (or two hours after a stated arrival time) can be treated as having canceled.
What is the cancellation policy?
For bookings of up to 14 people: 20 percent from 7 days before arrival through the day before, 80 percent on the day, and 100 percent for a no-show. Groups of 15 to 99 add 10 percent from 20 days out; groups of 100 or more pay 80 percent from 7 days out. Shortening a stay costs one night’s fee whatever the number of nights cut. A plan’s own penalty terms override the table.
Do children stay free?
A child under 6 sharing a bed with an adult stays free, one child per adult, and the hotel’s room page says the same in plainer words: preschoolers sharing a bed are free. The English contract also says the child must not be older than 12, which conflicts with the Japanese original’s under-6 rule, so treat 6 and over as paying. The maximum occupancy of any room is 8. Cribs are for children under 1, and bed guards, small pajamas, milk warmers and toilet seats are lent free on request.
Can I buy Tokyo Disney Resort park tickets at the hotel?
Only if you booked a plan with the park-ticket purchase right. Then you can buy one day of tickets per night of stay for everyone in the booking, including bed-sharing preschoolers, regardless of whether the Disney website has sold out, at the bell desk (6:00 to 21:00) or the Hotel Service Counter at the Welcome Center next to JR Maihama Station (8:00 to 15:00, same-day tickets only). Ticket prices are not included in the room rate.
How do I get to the parks from the hotel?
There is no direct bus to Tokyo Disneyland or DisneySea. Walk about 3 minutes to Bayside Station on the Disney Resort Line monorail, or ride the free Disney Resort Cruiser shuttle between the hotel and the station, then take the monorail to the park gates.
How much is breakfast?
The Japanese and Western buffet, with Okura’s French toast and a kids’ menu, is 4,200 yen for adults, 2,500 yen for ages 9 to 12 and 1,900 yen for ages 4 to 8, served at Restaurant Fontana 6:30 to 10:00 or Cafe Restaurant Terrace 6:00 to 10:00 depending on the day. A takeaway Morning Box is sold 6:00 to 10:00.
Can I send luggage to the airport or the station?
Yes. Bags handed to the bell desk by 10:00 can be collected at Haneda’s Domestic Terminal 1 JAL counter between 16:00 and 20:00 for 1,500 yen per item up to 15 kg. Bags checked at the Welcome Center by JR Maihama Station are delivered to the hotel free (8:00 to 15:00); the reverse, hotel to Welcome Center, costs 800 yen per item. Shipping home from the bell desk is the carrier’s fee plus 500 yen and a box.
Is the entrance open at night?
The main entrance is locked from late night until early morning for security. Staying guests use the intercom next to the entrance and staff let them in.

Bottom line (2026). Room from 15:00 to noon; overstay costs 25, 50 or 100 percent. Call if you will be later than 21:00. Cancellation is 20 percent from 7 days out, 80 on the day, 100 for a no-show. Children under 6 share a bed free, one per adult. No direct bus to the parks; Bayside Station is 3 minutes away. Park tickets are for guests on the purchase-right plans only. Breakfast 4,200 yen. As of September 18, 2026.
