Two minutes from JR Ueno's Hirokoji exit sits one of the best-value onsen-style setups in central Tokyo: Centurion Hotel & Spa Ueno Station, where staying guests use the in-house bathhouse — 100°C sauna, 15–16°C plunge bath, radium mineral baths — free, as often as they like. For sauna people flying into Narita, the location is almost cheating: Skyliner, one JR stop, walk.
Before you book, three official rules change the calculus: tattoos are refused in the communal baths (with a built-in workaround), breakfast is currently suspended, and four similarly-named Centurion properties cluster around Ueno — book the wrong one and there's no sauna waiting. The spa: what free actually gets you
The in-house bathhouse runs under its own brand — Sauna Resort Oriental — and it's a proper setup, not a token hotel bath: mineral radium water with jet and bubble baths, a 100-degree sauna, and a jet-equipped plunge at 15–16°C, in fully separate men's and women's wings (no alternating schedule to plan around; the women's side adds semi-private showers and a lounge chair). Staying guests walk in free all stay long; the public pays from ¥1,600 for 90 minutes on weekdays. Only window to avoid: the 2–4 AM cleaning break.
Rooms: from solo cabins to 8-person family rooms
The 93 rooms span two buildings and a wide range: compact ~10㎡ singles, bunk-bed cabin rooms (~12㎡, fully private — a capsule-hotel price feel with a lockable door), Japanese-Western rooms in the annex, and family rooms up to ~38㎡ sleeping eight with separate bath and toilet. Breakfast is suspended — eat Ueno instead

The official facilities page is blunt: breakfast service is currently stopped. Treat it as a feature — you're two minutes from Ameyoko, the market street where coffee stands, sushi counters and melon-pan bakeries open early, and Ueno Station itself is stacked with food halls. The in-house restaurant, yakiniku house Yozando, opens for lunch (11:30) and dinner — a solid first-night option when you're too jet-lagged to walk far.
Booking: the name trap and the midnight rule
The group operates four properties around Ueno: this hotel (& Spa Ueno Station), the separate Centurion Hotel Ueno (no spa complex), and two capsule-style Oriental hostels. On a booking site they look near-identical — check for the words "& Spa Ueno Station". Mechanics to know: payment is a deposit at check-in, Tokyo's accommodation tax (¥100–200/night) is collected separately, cancellation costs 20% the day before and 100% on the day — and a booking with no contact by midnight auto-cancels, so tell the hotel if your flight lands late. From Narita: Skyliner to Nippori (36 min), one JR stop, walk. From Haneda: monorail + JR, about 35 minutes.
