remm is the sleep-themed budget brand of the Hankyu-Hanshin-Daiichi Hotel Group, and it breaks the Japanese business-hotel clock in your favor: check-in at 14:00, checkout at noon, at every one of its eight hotels. Rooms are small but come with a massage chair, a rain shower and a mattress the chain developed itself, there is no service charge, and the cancellation table is gentle: 20 percent the day before, 80 percent on the day. The stern part is a 30,000-yen smoking penalty and a 22:00 no-show rule.

What is remm, and which hotels are there?
remm is the compact-hotel line of the Hankyu-Hanshin-Daiichi Hotel Group, the hotel arm of the Osaka rail conglomerate that also runs the Hankyu International and Dai-ichi Hotel Tokyo. Its brand page says the hotels are designed around a concept of “better sleep” felt through the five senses. There are eight: remm Roppongi (399 rooms), remm Hibiya (255), remm plus Ginza (238), remm Tokyo Kyobashi (271) and remm Akihabara (259) in Tokyo, remm Shin-Osaka (296), remm plus Kobe Sannomiya (209, opened April 26, 2021) and remm Kagoshima (251). The “plus” hotels are the slightly higher tier.
What is in the room?
Roppongi’s Economy Double, its main room type with 249 of the 399 rooms, is 15 square meters with one 140-by-195-centimeter bed. Every room has a massage chair, a rain shower, an air purifier, a safe, a fridge, a kettle, a washlet toilet, wired and wireless internet, a phone charger and video on demand (charged). The massage chair is listed under complimentary services, as are CNN and the Takarazuka Revue’s cable channel.
Where are the amenities?
Split between room and lobby. In the room: towels, shampoo, conditioner, body soap, hand soap, nightwear, a body-wash towel, mineral water, pillows and reusable slippers. In the lobby: toothbrushes, hairbrushes and razors, which you pick up on the way to the elevator. The chain has swapped disposable slippers for sanitized ones and sells a foldable pair to take home for 300 yen; it asks guests to bring their own toothbrush where they can.
What does “remm plus” mean?
The two “plus” hotels, Ginza and Kobe Sannomiya, are the newer, slightly upgraded tier of the brand; the official pages describe the same room concept and the same house rules, so treat the difference as location and finish rather than a change in the rules on this page.
What is in the building?
Vending machines and an ice maker everywhere; a currency exchange machine at Roppongi, Hibiya, Ginza, Kyobashi, Akihabara and Shin-Osaka; a microwave on one floor at most hotels; a smoking booth on one floor at each; and self-service laundry at Roppongi (5th floor), Akihabara (7th) and Kyobashi (12th). Roppongi also has free wire lockers for guests on the 4th floor. Paid laundry service, parcel shipping, fax and a relaxation service are on the menu at every hotel.
Check-in at 14:00, out at noon
What time can I check in?
14:00, an hour before most Japanese chains, and the same at all eight hotels. Checkout is 12:00 noon, an hour or two later than Super Hotel (10:00) or Tokyu Stay (11:00). For a late flight out of Haneda that extra hour is the difference between a rushed morning and a normal one.
What if I arrive late?
The terms give the hotel the right to treat the booking as canceled if you have not arrived and have not made contact by 22:00, or by two hours after an arrival time you stated. A call or a realistic arrival time on the booking protects you. The terms also say a deposit may be requested on arrival and that you register nationality and passport number if you have no address in Japan.
Can I send luggage ahead, and what if I leave something?
The terms accept a suitcase that arrives before your stay only if the hotel agreed to it in advance, and hand it over at check-in; parcel delivery out of the hotel is a charged service at every remm. Anything left behind after checkout is kept for seven days, counting the day it is found, and then handled under the lost-property law, so call the hotel quickly.
Can children share my bed?
The booking form has a “preschooler, no futon and meal” category alongside grade-schoolers and adults, which is the chain’s bed-sharing option for small children; the terms and information pages do not print a child rate or an age cut-off, so confirm the price on the plan or with the hotel before you rely on it. The beds are 140 centimeters wide in the standard double.
Can I pay with a transit card?
Yes, and this is the widest payment list of any chain we have covered: Visa, Mastercard, JCB, American Express, Diners Club and China UnionPay, then Suica, PASMO, ICOCA, Kitaca, TOICA, manaca, SUGOCA, nimoca and HAYAKAKEN, plus Apple Pay, iD, QUICPay, PiTaPa, Rakuten Edy, WAON, nanaco, contactless Visa, Mastercard and Amex, WeChat Pay and Alipay. Why does “booked direct” matter?
Note 2 of the table: for reservations not made directly with the hotel, the cancellation policy of the original booking source applies. So the mild table above is what you get on the official site or by phone; a non-refundable rate on a booking site stays non-refundable. What does a same-day cancellation cost?
80 percent, not the 100 percent most chains charge; only an outright no-show costs the full rate. That 20-point gap is worth a phone call if plans collapse on the day.
The smoking rule and the 30,000-yen charge
Are there smoking rooms?
No. The hotel regulations state that all guest rooms are non-smoking, and that “smoking” includes e-cigarettes and heated tobacco. Each hotel has one smoking booth: 4th floor at Roppongi, 2nd at Hibiya and Ginza, 6th at Akihabara, 7th at Kyobashi, 14th at Shin-Osaka, 17th at Kobe Sannomiya, 3rd at Kagoshima.
What happens if a room smells of smoke?
If the hotel judges that a guest has smoked in the room, “based on factors such as tobacco odors”, it charges 30,000 yen toward deodorizing and cleaning and replacing bedding, curtains and wallpaper, and bills anything above that separately. It is one of the clearest such clauses we have seen in a Japanese chain’s terms, and it applies to a heated-tobacco stick as much as to a cigarette.
What other house rules are printed?
Nightwear stays in the room, not in corridors or the lobby. Minors cannot stay without a parent’s or guardian’s consent. The in-room safe is yours from check-in to checkout and the hotel does not guarantee its contents. Lost property is kept for seven days. And since November 2025 the group asks guests not to charge phones or power banks while out of the room and to keep charging devices off beds, curtains and sunny windowsills; housekeeping may unplug and move anything it finds charging unsafely.
Is there a public bath?
No. None of the eight information pages lists a large bath or sauna; the rain shower in the room is the bathing offer, and the paid relaxation service is the substitute for a soak. If a hotel bath matters, Dormy Inn or Super Hotel’s onsen branches are the better fit.
Breakfast and the restaurant
Breakfast is sold separately at Roppongi, where the restaurant cedar serves a buffet of seasonal Japanese ingredients from 6:30 to 10:30 (last order 10:00) and asks you to buy a breakfast ticket at the front desk beforehand; lunch runs 11:30 to 15:00 and dinner from 18:00. The page does not give a price, so check the rate plan you book. For a chain that competes on sleep rather than food, the practical alternative is the microwave floor and the convenience store; Dormy Inn is the chain to pick if breakfast and a bath are the point.
Closures and notices for 2027
remm Roppongi closes on Monday, January 11, 2027, a public holiday, for its statutory electrical inspection; luggage can be left until 22:00 on the 11th and collected from 11:00 on the 12th. The group also warns, in a notice dated June 8, 2026, about scam messages sent to guests who booked through Booking.com; the hotel says it does not ask for card details by chat.
Who remm is for
Solo travelers and couples who want a small, quiet, well-engineered room near a station and value a late checkout more than a big bathroom. The massage chair after a day of walking is the brand’s best argument. It is not for families needing space, for anyone who wants a public bath, or for smokers.
