Hotel Niwa Tokyo (2026): Room Sizes, Cancel Rules, Parking

Hotel Niwa Tokyo stands at 1-1-16 Kandamisakicho in Chiyoda-ku, about a 4-minute walk from the East Exit of JR Suidobashi Station and about 5 minutes on foot from Tokyo Dome City. Before you book, know five rules: the smallest rooms are 18 square meters; canceling a booking made on the hotel’s site costs 20 percent from midnight three days before; the booking may lapse if you are not there by 9 p.m. and have not called; there is no parking at all, not even for bicycles; and the hotel lists no large bath, pool or sauna.

The hotel’s English pages leave some points out and translate others differently from the Japanese. Where they disagree, we follow the Japanese pages and say so.

What is Hotel Niwa Tokyo, and how big are the rooms?

What kind of hotel is it?

A Japanese-style modern hotel in the Nomura Real Estate group. Its history page traces it to a Japanese inn, the Moritakan, opened on the site in 1935. In 1973 it became a business hotel, the Tokyo Green Hotel, and in 2009 it reopened as Hotel Niwa, aiming to be neither a city hotel nor a business hotel. Niwa means garden, and the hotel has four: a courtyard, a stone garden, a lounge terrace and a rooftop terrace. For the wider area, see where to stay in Tokyo.

How big are the rooms?

Compact at the entry level. The rooms page lists five categories and seven room types:

If space matters, the jump from 18 to 24 square meters is the one to weigh. The Twin’s beds are 95 cm wide each; the hotel describes them as two single beds set side by side with no gap, to make one large sleeping area.

Which rooms have a tatami floor or a jacuzzi?

The Signature Twin has tatami, paper shoji screens and a hiba wood bath. The English rooms page adds a note the Japanese page does not carry: “Please take off your shoes before entering the room.” The Premium Twin has a jacuzzi bath with its own TV and a separate shower booth. The Deluxe Twin has a balcony, but the hotel says you cannot go out onto it from the room.

What is in the room, and what is not?

The rooms page lists, in every room, a TV, free Wi-Fi, a humidifying air purifier, a fridge, a kettle, a safe, a toilet with a bidet, a hair dryer, a phone charger, USB outlets and blackout roll screens. Pajamas, slippers, coffee, black tea and Japanese tea are supplied, and the shampoo, conditioner, body soap and hand soap are from OSAJI. Every room except the Signature Twin gets bath salts.

Toothbrushes are not in the room. A toothbrush, hairbrush, cotton swabs, cotton pads and a razor are at the Amenity Bar on the 1st floor, so pick them up on the way in. The front desk also has skincare sets, children’s amenities, and pajamas in LL, women’s and children’s sizes. Items to borrow include a baby bed, an iron and ironing board, and a wheelchair for use in the hotel; the page says all are limited in number.

Check-in, checkout and late checkout at Hotel Niwa Tokyo

What time are check-in and checkout?

Check-in is from 15:00 and checkout is by 11:00. That is what Article 9 of the Japanese terms of stay says, and the official booking engine shows the same in Japanese and English. The English terms give the room hours as “from 3 to 11 pm,” which looks like a translation error; we follow the Japanese terms and the booking engine. If you stay several nights in a row, the room is yours all day between arrival and departure.

How much does late checkout or early check-in cost?

Article 9 says the hotel may let you use the room outside those hours, for an extra charge. “May” means it is not guaranteed, so ask at the desk:

We give the range rather than a price per room because the room names in the terms’ fee table do not match the room names the hotel uses today. Our late checkout guide compares how other hotels in Japan charge.

What if I arrive late at night?

Call ahead. Article 6 of the terms says that if you have not arrived by 9 p.m. on the day, or two hours after the arrival time you gave, and have not contacted the hotel, it may treat the booking as canceled by you. The English and Japanese terms match. The main number is +81-3-3293-0028.

Can I leave or send luggage?

The booking engine lists a luggage storage service and a courier service, but gives no hours or conditions. Article 16 of the terms says luggage that reaches the hotel before you is kept only if the hotel agreed to it before it arrived, and is handed over when you check in.

What do I need at check-in?

Article 8 says guests who do not live in Japan show their passport, and the hotel takes a copy. If you are staying somewhere else before or after Hotel Niwa, you will be asked for those details too.

Canceling a Hotel Niwa Tokyo booking

What does it cost to cancel on the hotel’s site?

Plans on the official booking engine and the terms of stay give the same steps for an ordinary booking of fewer than five rooms. The terms say the percentage is of the total amount at the time of booking:

The cutoffs fall at midnight, not at check-in time. For a stay on October 20, the 20 percent fee starts at midnight on October 17. The terms list no fee before that, so you can cancel free until the end of the fourth day before, unless your plan or date says otherwise.

What if I booked through another site?

Then these percentages do not apply. The terms say bookings made through a travel agency, including online travel agencies, follow that agency’s own cancellation rules. Check the policy on the site you booked with. Our hotel cancellation guide explains how these fees work across Japan.

Are there other cancellation catches?

Four. The terms say the hotel may set separate penalties on specific dates it chooses. Groups of five rooms or more get a different policy and may be asked for an advance payment. The breakfast-included special rate plan points you to the confirmation email for its cancellation policy, so we say “most plans” rather than all. And the consecutive-night plan says it cannot be changed to a one-night stay.

How much is breakfast?

4,000 yen per person, with tax and service charge included, per the breakfast page. You choose between two restaurants:

The English site spells the buffet restaurant “Lieu”; the Japanese name is read Ryu. Compare prices at other hotels in our hotel breakfast prices guide.

Which breakfast should I choose?

The buffet at Dining Ryu centers on the chef’s French toast, with vegetables, fruit, egg dishes and bread. The Japanese breakfast at Yukuri is freshly cooked rice, miso soup, grilled fish and nukazuke pickles, served in a separate tile-roofed house reached along a stone path beside the entrance. Yukuri is limited and ends when it sells out, and its last order is an hour earlier, so go early if you want it.

One English notice gives Yukuri as 7:00 to 9:30; we follow the Japanese pages, which agree on 7:00 to 10:00 with last order at 9:00.

Are the restaurants ever closed?

On set days, both restaurants serve breakfast only and skip lunch and dinner. A May 2026 notice lists October 13 and November 10 (Tuesdays) for Dining Ryu and November 2 (a Monday) for Yukuri. Breakfast is served on those days.

Kids and families at Hotel Niwa Tokyo

Can children share a bed?

Only young ones. The booking engine says bed-sharing is accepted only for preschool children, under elementary school age, and one child per bed. Its guest selector accepts infants only in the category without bedding or meals, and lets you add elementary school children as guests. The hotel publishes no price for a child sharing a bed or for an elementary school child, so ask the hotel. Compare other hotels in our kids stay free guide.

Which room fits three?

The rooms page says an extra bed can go in the Deluxe Twin, making it suitable for families; the English page calls it a three-person room with an extra bed on request. But the online booking engine shows every room type for one or two guests, and neither source gives an extra-bed price. The price is not published, so arrange a third bed with the hotel directly.

Are cribs and kids’ supplies available?

A baby bed is on the list of items to borrow, which the hotel says are all limited in number, so request one in advance. The page does not say whether it costs anything. Children’s amenities and pajamas are available at the front desk. The hotel gives no children’s breakfast price.

Getting to Hotel Niwa Tokyo: Suidobashi, Tokyo Dome and the airports

From the JR East Exit ticket gate, the hotel’s directions say: turn right, cross the first crosswalk and go straight about 100 meters. Cross the main road, Hakusan-dori, at the crosswalk in front of the Megane Super store, go straight about 120 meters, turn right, and the entrance is about 80 meters ahead on the right.

How far is Tokyo Dome?

The hotel gives Tokyo Dome City as about a 5-minute walk. If you are going to a game, our Tokyo baseball tickets guide covers buying seats. The Jimbocho secondhand book district is about 8 minutes on foot.

How long from other parts of Tokyo?

The hotel’s table, by JR to Suidobashi: Tokyo Station about 16 minutes, Ueno 16, Shinjuku 15, Shinagawa 30, Ikebukuro 30 and Shibuya 27, or 20 minutes from Shibuya on the Tokyo Metro Hanzomon Line. The table also lists fares, which we have not checked against the rail companies, so we leave them out.

None of the hotel’s Narita options runs to the door: each ends with a taxi of about 15 minutes. For a taxi from Haneda, the hotel notes a late-night surcharge between 22:00 and 5:00. The hotel has also posted a notice about traffic restrictions around the hotel for the Tokyo Legacy Half Marathon on Sunday, October 18, 2026; check the official notice if you are arriving or leaving by car that day.

Is there parking at Hotel Niwa Tokyo?

Can I park a car or bicycle?

No. The Japanese access page says the hotel has no car parking and no bicycle parking. It explains that, putting guests’ safety first, the building uses a seismic isolation structure in the basement instead of parking spaces. The parking lots shown on the hotel’s map are not partner lots, and the hotel says it is not involved in using them; contact each operator.

The English access page does not mention any of this, so drivers reading only the English site may not find out until they arrive.

The exchange machine takes US dollars, euros, British pounds, Australian dollars, Singapore dollars, Chinese yuan, Taiwan dollars and Korean won. The booking engine lists the rooftop terrace among the guest-only spaces; the hotel’s gardens page closes it overnight for safety.

Is there a gym?

A small one. The Workout Room on the 3rd floor is for staying guests, 6:00 to 22:00, with one each of a treadmill, a cross trainer, an exercise bike and a rowing machine, plus a yoga mat and a blood pressure monitor, all free. Bring your own shoes and workout clothes; the hotel asks you to.

Is there a large bath, pool or sauna?

None is listed. The hotel’s current site lists no large public bath, pool or sauna. The baths are in the rooms: the Premium Twin has a jacuzzi bath and the Signature Twin a hiba wood bath.

Is there a laundry?

Yes, on the 3rd floor, open 24 hours and cashless. A wash costs 600 yen, with no detergent needed, and the dryer is 100 yen per 10 minutes.

Paying, taxes and house rules at Hotel Niwa Tokyo

What is included in the rate?

Appendix 1 of the terms builds the bill from the basic room charge, a 10 percent service charge on it, any drinks and other charges, and taxes. The official booking engine shows its rates with consumption tax and service charge included. The Tokyo accommodation tax is a separate per-person, per-night tax, and the booking engine does not say whether its displayed total includes it. Today it is nothing under 10,000 yen per person per night, 100 yen from 10,000 to 14,999 yen, and 200 yen at 15,000 yen or more.

Change from April 1, 2027: the Tokyo Metropolitan Government tax bureau says the accommodation tax becomes 3 percent of the accommodation charge per person per night for stays from April 1, 2027, and that stays under 13,000 yen are not taxed. It adds that you may be asked to pay it at the front desk, separately from the travel price.

Which cards are accepted, and when do I pay?

The booking engine lists Visa, Mastercard, JCB, Diners Club, American Express and UnionPay, and offers both pay-at-hotel and pay-online options. Article 12 of the Japanese terms says payment is made at the front desk on arrival or when the hotel asks; the English terms say at departure. We follow the Japanese, so be ready to pay on arrival. The terms cap the hotel’s liability at 100,000 yen for undeclared cash and valuables left at the front desk and 30,000 yen for undeclared items you keep yourself.

What about messages asking me to pay?

Scam warning: in a notice dated September 24, 2026, the hotel says it never asks guests to confirm a reservation or make a payment by email or through messaging apps such as WhatsApp. An earlier English notice said the hotel might occasionally send an official link for card details; the September notice is the newer one. If a message asks you to pay, do not click it: call the hotel on +81-3-3293-0028.

Can I smoke?

Not in your room. The booking engine says all guest rooms are non-smoking. Article 18 of the terms charges a 50,000 yen penalty for smoking anywhere other than the designated smoking area, including when cigarette butts are found in a room, or the actual cleaning cost if that is higher. The booking engine lists a smoking area but not where it is.
