Hotel MyStays in Tokyo (2026): Akasaka, Shinjuku, Gotanda & More — Which One to Actually Book

Hotel MyStays Tokyo comparison 2026 — Honto Japan
Guide·July 25, 2026·8 min read·Sourced & cross-checked

Hotel MyStays is everywhere in Tokyo — which is exactly the problem. The brand runs six hotels in the city center alone, and they range from an 8㎡ single above Gotanda Station to 28㎡ rooms in a tower by the Haneda monorail. Same logo, completely different stays — and two of them share the name "Gotanda", a booking mix-up the room maps quietly punish.

We pulled every number below from the official hotel pages — sizes, breakfast prices, airport times, cancellation rules — so you can pick the right one in two minutes and skip the OTA-review archaeology.

Honto check: All details from the official mystays.com hotel, room, facilities and access pages, checked July 24, 2026. Rates are dynamic (only Akasaka publishes a from-price, ¥23,000); we quote rules and sizes, not nightly prices. We haven't stayed at these yet.

The two-Gotanda trap

The view from Gotanda Station, where two different MyStays hotels confuse bookers

Read the full hotel name twice: MyStays Gotanda Station (Nishigotanda, west exit, 30 seconds from JR) and MyStays Gotanda (Higashigotanda, five minutes east) are different buildings with different rooms. The Station hotel is the flexible one — 384 rooms from tiny 8㎡ singles to proper 43–47㎡ four-bed family rooms, FamilyMart on the ground floor. Plain Gotanda is 110 identical 13㎡ double rooms: fine for a couple, impossible for twin-bed travelers. Book the wrong one and there's no twin to be moved to.

Pick by airport

The monorail transfer gate at Hamamatsucho Station — 18 minutes from Haneda Airport

Haneda: Premier Hamamatsucho wins outright — the official access page calls it 18 minutes by monorail plus a 6-minute walk, and every room is 28㎡, the brand's biggest standard rooms. (An even closer sleep-and-fly option is the airport's own hotel — see our Keikyu EX Inn Haneda guide.) Narita: nothing here is close, officially 75–100 minutes; Asakusabashi on the Asakusa subway line is the least painful, and its laundry machines are free — the only ones in the six. Official Narita guidance simply doesn't exist for Nishi-Shinjuku or Hamamatsucho.

Breakfast, konbini and the small print

Breakfast exists only at the Premiers: Akasaka's 50-item buffet (¥2,100) and Hamamatsucho's Japanese-Western spread (¥2,200), both 7:00–10:00 with last orders 9:30. The standard four run on konbini power instead — Akasaka's 7-Eleven is reachable without stepping outside, Asakusabashi's Lawson opens off the lobby. Other quiet differentiators from the official pages: Nishi-Shinjuku has a 14-currency exchange machine in the lobby, Akasaka a free gym (5:00–24:00), and laundry runs ¥200–400 a wash everywhere except free-wash Asakusabashi.

Booking mechanics: check-in 15:00, check-out 11:00, all six. The brand's official baseline cancellation kicks in earlier than many expect — 20% the day before, 80% on the day, 100% no-show — with plan-specific terms overriding, so read the plan line at checkout. Direct booking carries the official lowest-price guarantee plus GoTo Pass points (worthless via OTAs). Dorm-budget instead? Beds start around ¥4,200 at UNPLAN's two Tokyo hostels.

FAQ

Which Hotel MyStays in Tokyo is best?
Depends on the trip. Flying into Haneda: MyStays Premier Hamamatsucho (18 minutes by monorail, and every room is 28㎡). Business or nightlife near Akasaka: Premier Akasaka, with the brand’s best breakfast and a 7-Eleven you reach without going outside. Cheapest beds near a big hub: Nishi-Shinjuku or the Gotanda pair. Families: Gotanda Station’s 43–47㎡ four-bed rooms are the only true family option.
What’s the difference between MyStays Gotanda and MyStays Gotanda Station?
They’re two different hotels near the same station — an official booking trap. Gotanda Station is the big one: 384 rooms, 30 seconds from JR Gotanda’s west exit, room types from tiny 8㎡ singles up to 47㎡ family rooms. Plain ‘Gotanda’ is a 110-room hotel five minutes away on the east side where every room is a 13㎡ double — no twins at all. Check the full name before you pay.
Does Hotel MyStays include breakfast?
Only at the two Premier properties: Akasaka serves a 50-plus-item buffet (¥2,100 adults, 7:00–10:00) and Premier Hamamatsucho a Japanese-Western spread (¥2,200, same hours) — both paid extras. The four standard MyStays hotels list no breakfast service officially; they compensate with convenience stores at or next to the building (7-Eleven at Akasaka, FamilyMart at Gotanda Station, Lawson in the Asakusabashi lobby).
How big are MyStays rooms?
The honest range is huge: 8㎡ singles at Gotanda Station and 11㎡ at Nishi-Shinjuku — fine for one person and one suitcase — up to 28㎡ for every room at Premier Hamamatsucho. If two of you travel with big luggage, filter for Superior or Premier rooms and check the stated size; ‘MyStays’ on the sign tells you nothing about the square meters inside.
What is the MyStays cancellation policy?
The official brand baseline: free until two days before, then 20% the day before, 80% on the day, 100% for no-shows — but individual plans override it, so the policy shown at booking wins. Check-in is 15:00 and check-out 11:00 across all six hotels, and bags can be left before check-in from the morning.
Is booking direct with MyStays cheaper than OTAs?
Officially yes: mystays.com carries a lowest-price guarantee, and the free GoTo Pass membership earns points (1 point = ¥1) that OTA bookings don’t. Akasaka is the only hotel with a published from-price (¥23,000); everything else is fully dynamic, so compare dates on the official engine before trusting any third-party ‘deal’.
