Skye Niseko is the all-suite hotel on the upper edge of Hirafu Village with doors from its ski valet straight onto the Grand Hirafu slopes, run by the same company as its neighbor Ki Niseko, which is why its booking contract reads like an international ski-lodge contract rather than a Japanese hotel’s. That brings deposits that turn non-refundable 60 days out, a 10,000-yen fee even for an early cancellation, date changes treated as cancellations, a 20,000-yen security deposit, and floor-damage charges starting at 50,000 yen. It also brings things Japanese hotels rarely offer: breakfast included on every winter booking, washer-dryers in the suites and three private onsens.

What is Skye Niseko, and how are the suites laid out?

Two connected buildings, Annupuri and Yotei, at 11-4 Niseko Hirafu 1-jo 3-chome in Kutchan, with rooms on floors two to seven: Studio Rooms (second floor of the Annupuri Building), 1 to 4 Bedroom Suites with full kitchens and in-room washer-dryers, and Penthouse Suites, which are the only rooms allocated at booking; everything else is assigned close to arrival, and view or floor requests are taken but not guaranteed. Bedrooms have a king or queen double or two singles, chosen at booking, except some Penthouses with fixed doubles. The ground floor holds the Kumo izakaya restaurant, a cafe-deli, a YamaSport rental shop, the ski valet with drying racks and doors to the slopes, the onsens, the Ryko spa and a 24-hour guest gym; there is no pool. What does the rate include?
The 10 percent consumption tax, onsen tax and 3 percent accommodation tax, with no resort or service charge. In winter, breakfast for everyone on the booking. The onsens, the Hirafu Welcome Center pickup, Wi-Fi, pajamas and slippers for each guest, and a full set of bathroom amenities. Restaurant meals beyond breakfast, the spa and parking cost extra.

What happens at check-in?
A credit card security deposit of 20,000 yen is authorized for every room and released after the room is inspected at checkout; the hotel will not hand over a room without it. Payments are in yen, cannot be split across cards, and refunds to foreign cards lose whatever the exchange rate and bank fees take. Japanese law requires each guest’s passport details, and the person who booked must be present.
Can I arrive early or leave late?
Early check-in is a request, not a promise; the hotel’s own advice is to book the previous night if you need the room in the morning, and it will store luggage until the room is ready. Late checkout is asked for the evening before, depends on the day’s availability and may be charged; overstaying without written approval costs 25 percent of the rack rate for each hour or part of an hour, and four hours past checkout becomes another night. Luggage sent ahead is accepted up to two days before arrival, labeled with the booking folio number, the lead guest’s name and the dates, and after checkout the front desk arranges domestic or international shipping at 20 kg per item.
Deposits and cancellation: the same 60-day line as Ki Niseko

The clauses that catch people are the same ones: changing the room type, the check-in date or the checkout date is a cancellation of the whole booking followed by a rebooking if space exists; any other amendment after payment costs 20,000 yen; and cancellations are accepted only in writing by email, with the booking alive until the reservations team confirms. The FAQ is blunt that weather, delayed flights and illness do not change this, and that travel insurance bought when you pay the deposit is the answer.
What about summer?
For check-ins from April 1 to November 30, a stay of one or two nights is paid at check-in and cancels free more than 2 days out, at 50 percent 2 days out and 100 percent within a day. Stays of three nights or more take a 20 percent deposit (100 percent if booked within a week of arrival) with the balance due seven days before; canceling more than seven days out costs 10,000 yen within a week of paying or 20 percent of the rate after that, and 100 percent within seven days.
Occupancy and children: two per bedroom, and who counts
The standard occupancy is two guests per bedroom, and exceeding it is not permitted. The single exception is the 1 Bedroom Suite, which can take a third guest on a rollaway or a Murphy bed in the living room (the Murphy bed is not guaranteed). Children aged 7 to 15 count as guests toward that limit, and anyone 16 or older is an adult; an extra guest above standard occupancy pays 10,000 yen per night in winter or 2,800 yen (child) and 3,800 yen (adult) in summer. An infant under 7 who shares an existing bed does not count, one per bedroom, and the terms allow up to two infants per standard room at no charge, one more than Ki Niseko permits. A cot for infants up to 18 months and a high chair are free in any room type with a pre-arrival request; a child too big for the cot shares the existing bed.
Do children eat free?
At breakfast, preschoolers aged 0 to 6 eat free, and in winter breakfast is already in every booking. When it is bought separately, adults pay 3,800 yen and children 7 to 15 pay 2,800 yen.
The onsen, damage rules and smoking

What is in the onsen?
On the ground floor: a men’s and a women’s shared onsen, each with shower stalls stocked with body wash and shampoo, an indoor hot-spring bath, a sauna and a cold plunge, with lockers, towels and dryers in the changing rooms; and three private onsen rooms, each with a shower and a small bath, reserved through the front desk. All are free and for hotel guests only, with no day use. The FAQ gives no opening hours and no tattoo policy, so confirm both; our tattoo and onsen guide explains how to ask.
What are the damage and cleaning charges?
Wooden floors scratched by ski boots or snow spikes are repaired at your cost with a minimum of 50,000 yen, more than double Ki Niseko’s minimum, and the terms warn that large suites can exceed 2,000,000 yen, so boots go to the ski valet. The hotel is entirely non-smoking with a smoking area outdoors; evidence of smoking inside costs at least 50,000 yen, and the terms add a minimum of one night’s full rate plus compensation to affected guests if a room has to be taken out of service. Groups that keep smoking after being asked to stop can be evicted without refund. No pets, inside, outside or in a parked car. Lost property is kept for 30 days.
Getting there, parking and lift passes

Which station, and is there a pickup?
From New Chitose Airport (about 2.5 hours by road) the hotel arranges private transfers, and winter coaches run to the Hirafu Welcome Center. By train, change at Otaru or Sapporo and get off at Kutchan Station; the FAQ warns against Hirafu Station, where onward transport is very limited and often unavailable. The hotel runs a free pickup from the Hirafu Welcome Center bus stop, in summer 9:00 to 18:00 by prior reservation, with a free shuttle for getting around the village and to the supermarkets in Kutchan, about 15 minutes away by car. Is there parking?
Limited, reservation-only and charged, and in winter the terms add that no public overnight parking exists nearby and that street parking is illegal and towed. Parking is never included in the rate and is added to the booking only once the hotel confirms a space.
Which lift pass, and what services must be paid ahead?
The FAQ’s advice: a Grand Hirafu pass covers about 60 percent of Niseko United including Hanazono and is enough for beginners and intermediates; the All Mountain pass adds the other resorts and free use of the Niseko United shuttle. Beginners are steered to a GoSnow lesson, the only way onto the magic carpet. Skiers and families who want a full suite with a kitchen and laundry, breakfast in the rate, and a private onsen for the children, and who can fix their dates two months out.
