Gion Oyado Kikutani is a small inn in Kyoto’s Higashiyama district, on the street running north of Kodaiji Temple. It is a former ryotei, a traditional Japanese restaurant, renovated in a modern style and opened as an 8-room inn in November 2019. Before you book, three things matter: every room has beds, not futons; the plans include breakfast but no dinner; and check-in closes at 21:00.

Honto check: Every rule and figure below is from Gion Oyado Kikutani’s official site (Japanese, with an English access page), its official booking page in Japanese and English, and the City of Kyoto, read on October 20, 2026. We have not stayed there. Deliberately not stated: the cancellation fees (the booking page loads them in a way we could not read), the booking deadline, where breakfast is served, a shared bath, a tattoo rule, a curfew, parking and dietary options. Ask the inn about any of these.

The inn says it kept as much of the old ryotei interior as it could, with modern Kyoto craftsmanship in a sukiya-style building, and aims for the calm of a ryokan with the comfort of a hotel. A lounge faces the inner garden and has books about Kyoto; it is open 15:00 to 21:00 and 7:00 to 10:00, but food and drinks there are currently paused.

The rooms are named, not numbered. Some have an aquaterrarium, a planted water tank with medaka fish and river shrimp that is lit up at night, and some face a small garden. Two sit in an annex, converted from an old storehouse.

What is in every room?

Each room has a Western-style toilet with a bidet seat, a bath or shower, Wi-Fi, air conditioning, a TV, a fridge, a kettle and a hair dryer. Towels, pajamas, toothbrushes, shampoo, conditioner and body soap are provided, and the official site also lists loungewear and bathrobes.

Is there a shared bath or onsen?

The official pages describe baths only inside the rooms, several of them made of hinoki cypress. They do not mention a large shared bath, a hot spring or a tattoo rule, so there is no bathing tax to plan for. If you want a hinoki bath, pick a room that lists one.

Breakfast at Gion Oyado Kikutani

Is dinner included?

No. The plans on the official booking page are breakfast plans, and the English booking page lists no dinner and no lunch. Higashiyama and Gion are a short walk away; our Gion map covers the streets around the inn.

Where is breakfast served?

The official site says in-house meal service is currently paused. Confirm the breakfast arrangements with the inn when you book. The official pages say nothing about allergies or special diets, so ask about those too.

What does a night at Gion Oyado Kikutani cost?

Prices rise on some dates. From the second night, each night is 10 percent off per room.

The inn’s booking page says its prices already include it.

What is the cancellation policy?

The booking page has a cancellation fee section, but its contents load in a way we could not read, so we do not give the fees here. Read them on the booking page before you pay; our hotel cancellation guide explains how fees in Japan work.

How do I pay?

By credit card in advance. The booking page lists the prepayment as arranged by Time Design Co., Ltd.
