HOTEL THE MITSUI KYOTO is a 160-room hotel beside Nijo Castle, built on the site where the head family of the Mitsui clan kept a residence for more than 250 years. Before you book, know four things: its Thermal Spring is a mixed bath where everyone wears a swimsuit; tattoos are not banned, but you may be asked to wear a rash guard or cover patches; the terms of stay charge 100 percent from 3 p.m. the day before, unless your booking confirmation says otherwise; and a 15 percent service charge is added, so tips are declined.

What is HOTEL THE MITSUI KYOTO, and what are the rooms like?

Where is the hotel, and why is it called Mitsui?

The hotel stands close to Nijo Castle in Nakagyo-ku. The official rooms page says it was built on the site of the residence of the head family of the Mitsui clan, which stood there for more than 250 years. The site footer names Mitsui Fudosan Resort Management Co., Ltd. It is not a Mitsui Garden Hotel: that is a different brand, covered in our Mitsui Garden Hotels guide.

How big are the rooms?

The hotel has 160 rooms. The official Rooms & Suites page lists the Deluxe Room at 43 to 51 square meters, the Premier Room at 50 to 67, the Garden Room, facing the inner garden, at 47 to 61, and the Nijo Room, facing Nijo Castle, at 50. Suites run from the Deluxe Suite at 55 to 65 square meters up to the Presidential Suite at 213. The Onsen Suites, at 101 to 111 square meters, have their own open-air bath.

Are there connecting or accessible rooms?

The FAQ says there are seven connecting rooms, booked by phone, and one room designed to be comfortable for wheelchair users. Wireless internet is free in every room. There is no coin laundry and no convenience store in the building; staff can point you to a convenience store about a five-minute walk away.

What awards does it hold?

The official site lists three MICHELIN Keys in the MICHELIN Guide Hotel Selection for a third year in a row (per a notice dated September 19, 2026), and Forbes Travel Guide 2026 Five-Star ratings for both the hotel and the spa.

Check-in, checkout and late arrival at HOTEL THE MITSUI KYOTO

What time is check-in and checkout?

The FAQ says “Check-in is from 3pm and we ask guests to check-out by 12pm midday.” The terms of stay give the same hours: 3 p.m. until noon the next day. When you register, the Japanese terms say foreign guests give their nationality, passport number and date and port of entry, and the hotel takes a copy of your passport.

Can I check in early or check out late?

The terms say the hotel may allow use of the room outside those hours, for an extra charge. They do not publish a flat fee. The Japanese terms set the charge by how long you stay over:

What if I arrive late at night?

Call ahead. The Japanese terms of stay say that if you have not arrived by 8 p.m. on the arrival date without contacting the hotel, or two hours after the arrival time you gave, the hotel may treat the booking as canceled by you. The English version of this clause is missing its numbers, so we do not quote it.

Will I pay a deposit?

Possibly. The terms allow the hotel to ask for an advance payment of up to the basic room charge for the stay, capped at three nights, and the house rules say a deposit may be requested on arrival.

The percentages are of the basic room charge. If you shorten a stay, the terms charge a penalty of one night (the first night), however many nights you cut. Group bookings of six or more rooms a day follow a separate contract.

Which rule wins: the terms or my booking?

Your booking. A note under the table says the cancellation fee written on your booking confirmation takes precedence for individual bookings. Do children stay free?

The Japanese terms of stay say there is no extra charge for children 12 and under who stay in the same room as their parents or guardians, but only when there is enough space. The English terms do not carry this note. The official pages we read say nothing about cribs, extra beds or how many children can share a bed, so ask when you book. The TOKI rule is from the TOKI restaurant page; the English FAQ carries a different line about children at TOKI, and we follow the restaurant page. The FAQ says FORNI has dishes children can enjoy.

The Thermal Spring at HOTEL THE MITSUI KYOTO: swimsuits, tattoos and ages

Is it a naked onsen bath?

No. The official page describes “a mixed bathing facility, where all bathers are required to wear swimwear.” The water is natural hot spring water from about 1,000 meters below the site, named Kyoto Nijo Onsen, a sodium-calcium chloride spring. Shower before you go in, and avoid bathing just before or after a meal or after drinking.

Who can use it, and when?

The Thermal Spring SPA, on basement level 1, is for hotel guests only; spa treatment clients who are not staying may also use the Thermal Spring. It is open 7 a.m. to 11 p.m., last entry 10:30 p.m. The official pages do not say whether staying guests pay to use it, so we do not call it free. There are no lockers for valuables in the spa area. You may walk there in a bathrobe and slippers.

Can I go in with tattoos?

Yes, but you may have to cover them. The terms of stay say the hotel “may ask the Guest with Tattoos to cover said body Tattoos prior to permitting entrance of the Thermal Spring and the Fitness Gym.” The Japanese version names a rash guard or cover patches. That is not a ban. The spa pages and FAQ do not mention tattoos, so ask the spa what cover it accepts. Our tattoos and onsen guide explains how other baths handle this.

Can I book a private bath?

Yes. The Private Onsen, which the hotel says is over 100 square meters, is for guests only, on basement level 1, for 1 to 4 people, with a mist sauna. Hours are 7 a.m. to 11 p.m., last entry 10 p.m.

What do spa treatments cost?

Spa treatments run 10 a.m. to 10 p.m. and are open to non-guests; hotel guests get a special rate, with some menus excluded. The signature treatment is listed at 33,000 yen for 60 minutes, 44,000 yen for 90 and 53,000 yen for 120. The spa page does not say whether tax and service are included. Arrive 15 minutes early; canceling within 48 hours costs 100 percent.

What about the gym?

The fitness gym is open 24 hours, for hotel guests aged 16 and over, with no staff on duty. The FAQ says workout clothes and towels are lent free.

Breakfast and dining at HOTEL THE MITSUI KYOTO

Where and when is breakfast served?

At FORNI, on the first floor, from 7 a.m. to 10 a.m. (last order). When it is busy, breakfast may be served at TOKI or YUI instead. Breakfast is for hotel guests only, and the FAQ says reservations are not accepted.

How much is breakfast?

The official pages do not publish the restaurant breakfast price. The in-room dining menu linked from the site, dated November 2025, lists breakfast sets served 7 a.m. to 11 a.m.:

Which restaurants are there, and are they open to non-guests?

All restaurants are open to non-guests; only breakfast is limited to guests. FORNI serves lunch 11:30 a.m. to 2:30 p.m. and dinner 5:30 p.m. to 9:30 p.m. (last orders), with lunch courses from 5,900 yen and dinner from 12,000 yen, tax and service included. TOKI lists a 12-course dinner at 24,500 yen, last order 8:30 p.m.; check its page for lunch times, which appear twice with different start times. THE GARDEN BAR runs 11 a.m. to 11:30 p.m. (last order). Restaurant cancellations cost 50 percent two days before, 70 percent the day before and 100 percent on the day.

Is there a dress code, and can they handle allergies?

The FAQ lists smart casual for TOKI and casual for FORNI and THE GARDEN BAR. For allergies, tell the restaurant when you book and it will prepare a separate menu. In-room dining runs 7 a.m. to 10:30 p.m.

Getting to HOTEL THE MITSUI KYOTO and parking

Which station is closest?

Nijojo-mae on the Tozai subway line, Exit 2, a 3-minute walk. Karasuma Oike, on the Karasuma line, is a 10-minute walk from Exit 2. The entrance for cars and guests is on Aburano-koji Street. The hotel is about 15 minutes by car from Kyoto Station.

How do I get there from Kansai or Itami airport?

The access page lists about 100 minutes by car from Kansai International Airport, or about 75 minutes on the JR Haruka limited express, or 85 minutes by airport limousine bus, to Kyoto Station. From Osaka Itami, it is about 60 minutes by car to the hotel, or about 50 minutes by limousine bus to Kyoto Station. From Tokyo Station, the Shinkansen takes 2 hours 20 minutes to Kyoto.

Can the hotel arrange a car?

Yes. The rooms page lists one-way hire cars, including tax, highway tolls and parking: 20,000 yen for Kyoto Station, 69,000 yen for Kansai International Airport and 39,000 yen for Itami. Rental bicycles cost 4,000 yen per use between 8 a.m. and 6 p.m., with a limited number.

Is there parking, and what does it cost?

Parking is valet only. The official pages list 4,000 yen per night for hotel guests and 1,200 yen per hour for other visitors, tax and service included; restaurant guests who spend 8,000 yen or more get two hours free. If the hotel lot is full, staff direct you to a nearby lot. The official pages we read do not give vehicle size limits or say whether you can reserve a space. The terms say the hotel lends the space but is not responsible for looking after the car.

Paying, taxes and house rules at the hotel

Which cards are accepted?

The FAQ lists Visa, Mastercard, JCB, American Express, UnionPay, Diners Club and Toyota TS3. It says QR code payments and e-money are not accepted. The terms also say the hotel does not exchange currency or accept checks other than traveler’s checks.

Should I tip?

No. The house rules say a 15 percent service charge is added on top of the legal taxes, so tips are declined.

What taxes are added?

The terms list the basic room charge, the 15 percent service charge, consumption tax, the Kyoto City accommodation tax and the Kyoto City bathing tax. The hotel posted a notice on December 20, 2025 about new Kyoto accommodation tax rates for stays from March 1, 2026, charged per person per night. We have not checked those amounts against Kyoto City’s own site, so we do not quote them here; read the hotel’s notice or ask the hotel. The terms give no amount for the bathing tax.

Can I smoke?

Not in your room. The English house rules say smoking is prohibited in all guest rooms; the Japanese rules add that smoking in a room means paying the actual cost of cleaning bedding, curtains and wallpaper. The FAQ points smokers to a smoking room on the ground floor.

What other house rules should I know?

Do not leave your room in pajamas, or in a bathrobe and slippers except when going to the basement spa. Visitors after 10 p.m. meet you in the lobby. Pets are not allowed, except assistance dogs; tell the hotel in advance. Items left behind are kept seven days, then handed to the police. The front desk has a free safe deposit box, and the hotel’s liability for undeclared valuables is capped at 150,000 yen. The terms say luggage sent ahead is held only if the hotel agreed before it arrived.

What is on this autumn?

For the Jidai Festival on October 22, 2026, the hotel offers reserved viewing seats at 18,000 yen per person (ages 4 and over), limited to 21 hotel guests; canceling from three days before costs 100 percent, and rain moves it to October 23. A private Nijo Castle tour runs from October 1, 2026 to March 31, 2027 for guests in the Nijo Room, Nijo Suite and Presidential Suite, limited to four groups, ages 13 and over, with a 500,000 yen cultural heritage donation on top of the room rate, booked at least one month ahead. Who HOTEL THE MITSUI KYOTO suits

The official rules point to a few kinds of guest. Couples and families who want a hot spring they can use together in swimsuits, with children 4 to 12 welcome in the daytime. Guests with tattoos who can accept a rash guard or cover patches. Travelers who want to walk to Nijo Castle and a subway station. It is a harder fit if you pay by QR code, need a crib confirmed in writing, or want free cancellation close to arrival.
